Job Description

We are looking for a site based quantity surveyor to join our team in Norfolk. Ideally with a Main Contractor background the successful candidate will report to the Commercial Manager and Construction Director, handling pre- and post-contract commercial work. 


The role is to oversee our existing three projects in Norfolk with the potential for this to increase to four developments in the next six months.  


All are specialised supported living developments and are medium sized new build developments. 


The role will be for a fixed period of 12 to 18 months but may extend depending on further project demand in the region.


You will be responsible for managing the costs relating to our projects in Norfolk, with a focus on minimising cost and maximising value without compromising our high quality and standards. This will also include working with our Commercial Manager and Procurement Manager for successful subcontract management including placing sub-contracts, monthly valuations, recommendation for payment and final account agreement.

  • Attend contract pre-start and subcontract package review meetings.
  • Upon receipt of Contract Documentation, you will assist in checking all contract drawings to identify errors, omissions, anomalies and areas where unnecessary cost may arise.
  • Receive initial tender information and assist in the preparation of the proposed tender lists and updating of subsequent procurement programmes.
  • Prepare all tender documentation and letters including carrying out preliminary checks on subcontractors.
  • Undertake cost analysis of quotations resulting from the tender enquiry, requesting additional and outstanding information as required.
  • Arrange and adjudicate budget settlement meetings, with the support of the wider Commercial team.
  • Prepare stage payment schedules to assist in the financing of the works.
  • Carry out pre-order, finalising a tender sum with the Commercial manager before preparing all contract documentation and placing the order.
  • Place subcontractor orders with the support of the Commercial Manager and Procurement Manager
  • With agreement from the Commercial Manager, Issue variation orders and development changes alongside providing cost advice on major variations prior to issue.
  • Check all costs posted to each contract, collate and reconcile all costs resulting from subcontract works, variation orders, site instructions and material orders.
  • Check and recommend sub-Contractor payments
  • Take responsibility for the preparation of documents for the basis of external valuation with the client's agent
  • Attend site meetings, project team meetings, subcontractor meetings and surveying meetings as required.


Requirements

  • Experience: Minimum of three years’ experience as a Construction contractor quantity surveyor
  • Qualifications: HNC in Surveying or Construction or equivalent
  • Technical Skills: Strong IT skills and experience with procurement and tracking documents.
  • Prior knowledge / experience using document management systems such as SharePoint preferred.
  • Good understanding of budget management
  • Relationship Building: Skilled at building positive relationships with internal teams and suppliers alike.
  • Full driving Licence and own vehicle: You will be required to travel between 3 (potentially 4) development sites in Norfolk to undertake the commercial management of each scheme.
