Job Title: Principal Estimator

Location: London (Hybrid – 3 days office / 2 days home post-probation)

Salary: Circa £80,000

About the Role

Alice Rose is seeking an experienced Principal Estimator to join a well-established building services maintenance business based in London. This is a senior-level position offering the opportunity to take full ownership of the tendering and estimating process across a range of technical FM contracts.

You will be responsible for managing bids from initial enquiry through to submission, negotiation, and mobilisation, playing a key role in securing profitable contracts and supporting business growth.

Key Responsibilities

* Manage the full tender and bid process from enquiry to final submission

* Prepare detailed cost models (labour and asset-based)

* Conduct site surveys to assess assets and maintenance requirements

* Develop Planned Preventative Maintenance (PPM) schedules in line with SFG20 standards

* Source, assess, and negotiate subcontractor quotations

* Produce high-quality tender documentation for senior review

* Lead mobilisation activities following contract award

* Support handover to operations, ensuring a smooth transition

* Assist with asset validation and CAFM system setup

* Work closely with commercial and operational teams throughout

Requirements

* Proven experience in estimating within building services or technical FM

* Strong understanding of maintenance operations and PPM planning

* Demonstrable track record of winning profitable bids

* Excellent commercial awareness and negotiation skills

* Ability to manage multiple tenders and meet deadlines

* Strong communication and stakeholder management skills

* Advanced Excel skills
