Job Description
Small Works Project Manager\nSalary: Negotiable\n Location: Canary Wharf – Site & Office Based\n Contract Type: Permanent\n Department: Fit Out\n Hours: 45 hours per week (7:00am – 4:00pm)\nWe are currently seeking a Small Works Project Manager to support a prestigious financial services client, delivering a wide range of small-scale fit-out, builders works, and moves-and-changes projects. Typical project values range from £2K to £250K, delivered both during and outside normal working hours.\nOperating as part of a specialist fit-out division, you will take full ownership of pricing, planning, coordinating, and overseeing multiple trade packages to ensure projects are delivered safely, on time, within budget, and to the highest standards. This is a client-facing role requiring excellent communication, organisation, and stakeholder management skills.\nKey Responsibilities\n\nWork closely with the Account Manager to manage incoming project requests, pricing requirements, surveys, and client updates.\nReceive project documentation and ensure all information is submitted to admin/CAD teams for job setup and tracker updates.\nReview scopes of work, conduct surveys, and determine project requirements and deliverables.\nObtain quotations from subcontractors, undertake site visits with suppliers, and evaluate costs, clarifications, and exclusions.\nProduce comprehensive small-works quotations and return to the client within agreed timelines.\nManage cost queries, scope adjustments, and value-driven changes throughout the pricing and delivery process.\nOn receipt of purchase orders, coordinate with project admin to issue job packs and confirm mobilisation.\nMaintain an accurate project tracker and provide weekly updates during client and internal meetings.\nEnsure all trades obtain approved permits before starting work and support the preparation of RAMS, CPPs, and other H&S documentation.\nCoordinate all works across multiple disciplines, ensuring safe execution and minimal disruption within a live building environment.\nCarry out regular quality inspections, implement snagging schedules, and ensure snag-free completions.\nConduct client walk-throughs for final sign-off and ensure all documentation—test certification, commissioning results, as-built drawings, and handover packs—is complete.\nCollaborate with commercial teams to ensure timely invoicing and accurate job cost reporting.\nSupport internal H&S audits and close out corrective actions promptly. \nEssential Requirements\n\nSMSTS qualification and valid CSCS card.\nNVQ Level 3 (or above) in a relevant trade.\nStrong experience in small works and fit-out projects up to £250K, ideally for blue-chip or finance-sector clients.\nProficient in Microsoft Project and all core Microsoft Office applications.\nDemonstrable experience working within live building environments.\nAbility to summarise scope, qualifications, and clarifications for cost submissions.\nSkilled in chairing meetings, issuing minutes, and maintaining accurate project documentation.\nStrong understanding of RAMS, CPPs, permits, and health & safety requirements.\nExcellent leadership, problem-solving, and communication abilities.\nProfessional, presentable, and confident in client-facing settings.\nWillingness to work evenings and weekends as required for out-of-hours project delivery.\nAbility to commute to Canary Wharf within one hour.Key Attributes & Behaviours\n\nHighly organised, proactive, and detail- focused.\nConfident managing multiple subcontractors and specialist trades simultaneously.\nStrong stakeholder management and the ability to build trust with clients.\nCalm and solutions-driven in busy or time-sensitive environments.\nCommitment to delivering high-quality work with a strong customer-service mindset. \nWhat We Offer\n\nEligibility for the Employee-Owned Trust (EOT) after 12 months of employment.\nPrivate healthcare and dental insurance.\nLife insurance.\nPension scheme.\nLength of service recognition.\nTradePoint discount scheme.\nAccess to private financial advice.\nA wide range of family-friendly benefits
