Job Description
Guildmore is seeking an experienced Commercial Manager to join our growing team in the Midlands and North. The successful candidate will oversee all commercial aspects of construction projects from inception to completion, ensuring profitability, financial control, and strong client relationships. Working closely with project managers, quantity surveyors, and senior management, you will drive efficiency, maximise project value, and contribute to the continued success of our business.\nKey Responsibilities\nProject Financial Management\n * \n Develop, monitor, and control project budgets to meet financial targets.\n * \n Prepare and manage cash flow forecasts, valuations, and cost reporting.\n * \n Oversee contract management, including claims, variations, and disputes.\nClient Relationship Management\n * \n Act as the primary point of contact for clients on commercial matters.\n * \n Build and maintain strong client relationships to support repeat business.\n * \n Negotiate terms, agreements, and final accounts with clients and subcontractors.\nContractual and Legal Compliance\n * \n Ensure project contracts comply with legal and company standards.\n * \n Advise on risk management and manage contractual variations or claims.\n * \n Work with legal advisors when necessary to protect the business.\nTendering and Procurement\n * \n Support tender preparation with cost analysis and pricing strategies.\n * \n Provide contractual advice during tendering.\n * \n Oversee procurement, subcontractor selection, and contract negotiation.\nTeam Leadership and Development\n * \n Supervise and mentor quantity surveyors and commercial team members.\n * \n Foster a collaborative environment, encouraging professional growth.\n * \n Drive continuous improvement in commercial processes to maximise margins.\nReporting and Analysis\n * \n Prepare regular financial and progress reports for senior management.\n * \n Conduct post-project evaluations to identify lessons learned and opportunities for improvement.\nPerson Specification\nKnowledge and Experience\n * \n Bachelor’s degree in Quantity Surveying, Construction Management, or a related field; professional membership (e.g., RICS, CIOB) .\n * \n Minimum 5+ years’ experience in a commercial role within construction, managing large projects successfully.\n * \n Strong knowledge of construction contracts (NEC, JCT) and financial management principles.\nQualities and Behaviours\n * \n Excellent negotiation and communication skills.\n * \n Strong leadership and mentoring ability.\n * \n High proficiency in budgeting, cost control, and commercial planning.\nWhat We Offer\n * \n Full training and ongoing professional development.\n * \n Opportunities to expand skills in commercial systems, compliance, and business operations.\n * \n A supportive, collaborative, and professional working environment.\n * \n Clear career progression within Guildmore’s commercial team
