Job Description

Criterion Capital is seeking a commercially focused Commercial Property Manager to take ownership of a portfolio of assets, driving operational performance, managing service charge budgets, and delivering a high standard of tenant and stakeholder engagement. Working closely with Asset Management, this role ensures assets are efficiently operated and aligned with wider investment objectives.


Portfolio & Asset Management

  • Take ownership of a portfolio of commercial properties.
  • Work closely with Asset Management to align operational delivery with asset strategy.
  • Support floor area analysis and portfolio performance metrics.
  • Contribute to asset-level business planning and performance reviews.


Financial & Service Charge Management

  • Prepare and manage service charge budgets.
  • Undertake service charge reconciliations and resolve variances.
  • Liaise with accounts on budgeting and financial reporting.
  • Review and approve invoices ensuring accurate cost allocation.
  • Produce service charge forecasts and monitor expenditure.


Facilities & Operational Delivery

  • Work with FM teams to deliver maintenance and lifecycle works.
  • Manage contractors and service providers against KPIs.
  • Oversee tendering processes for FM services.
  • Coordinate planned and reactive works across the portfolio.


Tenant & Stakeholder Engagement

  • Act as key contact for tenants.
  • Manage occupier relationships and resolve issues.
  • Ensure high standards of communication and service delivery.


Compliance, Risk & Insurance

  • Ensure compliance with health & safety and statutory regulations.
  • Liaise with insurance brokers on renewals and claims.
  • Support risk management and compliance monitoring.


Reporting & Internal Collaboration

  • Maintain trackers and reporting tools.
  • Support preparation of asset performance reports.
  • Work cross-functionally across all departments.


Key Requirements

  • Experience in commercial property management.
  • Strong knowledge of service charge budgeting and reconciliation.
  • Financially literate with budget management capability.
  • Experience working with FM teams and contractors.
  • Strong stakeholder and communication skills.
  • Understanding of compliance and regulatory requirements.
