Job Title: Senior Block Manager Location: Knightsbridge, London Salary: £32,000 - £38,000 per annum Start Date: ASAP Hours: Flexible, Full Time, 40 hours per week Overview: We're seeking an experienced and personable Senior Block Manager to take ownership of a well-established portfolio comprising 30 residential blocks (approx. 500 units total) . All sites are unmanned , so the role focuses heavily on compliance , leaseholder liaison , and major works coordination . You'll be based from the Pavilion Club in Knightsbridge , offering a prestigious and inspiring workspace, where you'll independently manage your portfolio with full autonomy and flexibility. This is an excellent opportunity for someone who thrives on autonomy, enjoys building relationships with residents and directors, and is meticulous with time management and organisation. Key Responsibilities: Manage a dedicated portfolio of 30 blocks, approx. 500 units Act as the main point of contact for leaseholders , tenants , contractors , and directors , both verbally and in writing Oversee all major works from inception to completion, including the Section 20 consultation process Prepare, monitor, and manage annual service charge budgets and assist with year-end accounting Ensure statutory compliance across the portfolio - including H&S , fire safety , and building regulations Conduct regular property inspections to assess maintenance needs, standards, and risks Coordinate and manage reactive maintenance , including obtaining quotes, instructing works, and liaising with contractors Handle insurance claims , leasehold sales enquiries , Notices of Transfer , and Companies House filings Maintain clear and consistent resident communication , keeping all parties informed of ongoing works and updates Respond to telephone and email enquiries promptly and professionally Maintain all digital and physical records in line with internal systems Take responsibility for overall customer satisfaction within your portfolio Requirements: Prior experience managing a residential leasehold block portfolio Strong understanding of health & safety regulations , fire compliance , and Section 20 legislation Ability to confidently prepare budgets , understand leases, and manage service charge accounting Exceptional organisation and time management skills Confident in managing and building positive relationships with clients , contractors , and residents IRPM qualification (or commitment to achieving it) is desirable Professional communication, attention to detail, and a hands-on approach Benefits: £32,000 - £38,000 salary depending on experience 24 days holiday + bank holidays Monthly "Hobby Day" - a paid day off each month to enjoy a personal interest or passion Pavilion Club Membership in Knightsbridge - your main place of work Performance-related earnings through new business incentives Potential company car (based on performance) Full Autonomy to manage your own portfolio
